When this is written on the 28th of August, 2019 I decided to find out what the market trend is in Ventura Country Club, comparing year by year from 28th of August 2017 to 28th of August 2018 and then again from 28th of August 2018 to 28th of August 2019. 

The first thing that I noticed was that there has not been a closing of a Single Family Home South of the Club Hose for the last two months and only one Single Family Home has closed North of the Clubhouse in the same period.  This confirms that the Real estate market for Single Family Homes has slowed down.

At this time there are 12 Single Family Homes for sale in Ventura Country Club, they are priced from $206,000 up to $399,000, the average asking price is: $289,599 and the median asking price is: $296,250.  Looking at square footage price, we see that the lower square foot  price is: $125 per squaer foot and the high price is: $209 per square feet.   Average asking square foot       price is: $165 and the median square foot price is: $158.  It is unusual to see this many Single Family Homes being offered for sale at one time in Ventura Country Club.

There are 4 Single Family Homes pending sale in Ventura Country Club, they are priced from $235,000 to $289,000.  Average asking price is $258,250 and the median asking price is $254,500.

When comparing the market activity between the two years we see that 32 Single Family Homes sold in the 2017 to 2018 period compared to 37 in the 2018 to 2019 period.  These homes sold for the maximum value of: $320,000 ($175 per Sq. Ft.) in 2017 to 2018 and $300,000 ($194 per Sq. Ft.) in 2018 to 2019, the square foot price increased 10.85 %.  Then when we look at the lower value of the Single Family Homes we see that in 2017 to 2018  the lower value was: $152,500 ($107 per Sq. Ft.) in 2017 to 2018 and $180,000 ($99 per Sq. Ft.) in 2018 to 2019.  The average value of a Single Family Home in Ventura Country Club in 2017-2018 was $243,388 ($138 per Sq. Ft.) and $246,391 ($153 per Sq. Ft.)  in 2018 to 2019.  This shows that increase of the average Single Family Home value was only 1.2% between the years, but the square foot price increased 10.86%.  Now lets look at the median values, it was $245,000 ( $133 per Sq. Ft.) in 2017 to 2018 and $249,000 ($151 per Sq.
