Market trend of Condominiums in Ventura Country Club.

Let´s continue from where I left off in my last article.  Now we shall look at what is happening with condominiums in Ventura Country Club.  We are going to compare sales from 28th of August 2017 to 28th of August 2018 to sales from the 28th of August 2018 to 28th of August 2019.

On August 28th we had 11 condos for sale in Ventura Country Club, they are priced from $99,900 to $215,000, the average asking price is $154,981 and the median price is $154,990.  Then if we look at the square foot price, we see that the high square foot price is $202 and the low square foot price is $122. Average square foot price is $155 and the medium square foot price is $148.  Note the difference between the high square foot price and the low square foot price.

There are 12 condos pending sale in Ventura Country Club today.  The high asking price is $208,000 and the lower asking price is $85,300.  Square footage price is $181 high and $109 low price, average asking price of pending units is $142 and the median price is $146.  Note how much lower the square foot price is on the pending sale units compared to the active for sale.

Now let’s look at the two last years.  In the first period (2017-2018) 88 condominiums sold in Ventura Country Club compared to 78 in the later period (2018-2019).  The maximum value of these condos sold for $189,900 in 2017-2018 but $210,000 in 2018-2019, maximum value increase was 10.58%.  Then looking at the lower values that was $65,000 in 2017-2018 and $75,000 in 2018-2019, this is a 15.3% increase.  The average value in the 2017-2018 period was $119,387 and in the 2018-2019 period it was $131,915.  The median value in 2017-2018 was $117,200 and $125,000 in 2018-2019.  Now let’s look at the square foot price, in 2017-2018 the high square footage price was $154 and $210 in 2018-2019. The low square foot price was $72 in 2017-2019 and $100 in 2018-2019. Market trend of Single Family Homes in Ventura Country Club.

When this is written on the 28th of August, 2019 I decided to find out what the market trend is in Ventura Country Club, comparing year by year from 28th of August 2017 to 28th of August 2018 and then again from 28th of August 2018 to 28th of August 2019. 

The first thing that I noticed was that there has not been a closing of a Single Family Home South of the Club Hose for the last two months and only one Single Family Home has closed North of the Clubhouse in the same period.  This confirms that the Real estate market for Single Family Homes has slowed down.

At this time there are 12 Single Family Homes for sale in Ventura Country Club, they are priced from $206,000 up to $399,000, the average asking price is: $289,599 and the median asking price is: $296,250.  Looking at square footage price, we see that the lower square foot  price is: $125 per squaer foot and the high price is: $209 per square feet.   Average asking square foot       price is: $165 and the median square foot price is: $158.  It is unusual to see this many Single Family Homes being offered for sale at one time in Ventura Country Club.

There are 4 Single Family Homes pending sale in Ventura Country Club, they are priced from $235,000 to $289,000.  Average asking price is $258,250 and the median asking price is $254,500.

When comparing the market activity between the two years we see that 32 Single Family Homes sold in the 2017 to 2018 period compared to 37 in the 2018 to 2019 period.  These homes sold for the maximum value of: $320,000 ($175 per Sq. Ft.) in 2017 to 2018 and $300,000 ($194 per Sq. Ft.) in 2018 to 2019, the square foot price increased 10.85 %.  Then when we look at the lower value of the Single Family Homes we see that in 2017 to 2018  the lower value was: $152,500 ($107 per Sq. Ft.) in 2017 to 2018 and $180,000 ($99 per Sq. Ft.) in 2018 to 2019.  The average value of a Single Family Home in Ventura Country Club in 2017-2018 was $243,388 ($138 per Sq. Ft.) and $246,391 ($153 per Sq. Ft.)  in 2018 to 2019.  This shows that increase of the average Single Family Home value was only 1.2% between the years, but the square foot price increased 10.86%.  Now lets look at the median values, it was $245,000 ( $133 per Sq. Ft.) in 2017 to 2018 and $249,000 ($151 per Sq. Ft.) in 2018 to 2019.  These values tell us that the medium Single Family Home increased in value by 1.6% but the square foot price of the medium Single Family Homes increased by 13.53%.  I am not taking into consideration if the Single Family Homes were located on the Golf Course or not or if they have swimming pools and so on.  If you would like to know the value of your Single Family Home then contact Petur at: 321-263-5096 or email at Petur@TheVikingTeam.com

Ventura Reserve in Ventura Country Club is the largest single family home subdivision in Ventura.  Ventura Reserve is the only subdivision in Ventura Country Club that has natural gas service, some jokers call Ventura Reserve the Gasa Strip of Ventura. The size of the homes in Ventura range from 1,350 square feet up to around 2,300 square feet.
