New Tenant Process
As exciting as it is to move into a new home, there is a required process to get there. We have provided a step by step guide to explain the process of applying to lease signing to help you understand what will happen next.
Step 1: Application
Fill out the Credit/Background Check for each adult 18 years old and over. Return the application with the application fee of $60 (Money Order, Cash or Cashier's Check Only) with a copy of a valid State ID or Military ID. Student ID's are not accepted.
Prepare ahead of time: We will need 3 references who you have known for at least a year, previous landlords information, employment information, previous addresses and your social security number. The application has to be signed by everyone applying.
Step 2: Process Application
When we process your application, we will get back with you in a timely manner with a decision.
That decision can be:
a) Approved
b) Approved, with contigencies such as higher security deposit
c) Denial
Step 3: Contract to Lease
If you are not taking immediate possession of the property in order for us to take the property off the market and for you to secure it, we have a contract to lease, which is a legal contract that says that you will be signing the lease by a certain date and taking possession on that date. At that time we will be collecting the security deposit to hold the property for you. We do not hold properties off the market for more than 2 weeks. If you wish to hold it for more than 2 weeks (14 calendar days) we may require that you start paying rent for that time period in excess of the 2 weeks.
Step 4: Lease Signing
Before you sign the lease we will do a walk through of the property. Note any damages or concerns on your walk through checklist. If there are any damages that you did not notice during inspection, you will have 7 days from move-in to notify us or it will become your liability.
When you sign the lease we will collect the rent and security deposit. If you signed a contract to lease you will already have paid the security deposit and are only required to pay the rent.
